UTILITES CHARGES – NONE! (rent includes 100% of electric, water/sewer, 10g dedicated internet & Wi-Fi, trash/recycling, amenity access, Concierge+ services).
INDIVIDUAL LEASES PER BED – and full unit leases available (rent = 2x or 3x per bed rent).
ADMIN FEE – $525 nonrefundable (due @ lease signing).
LEASE DURATION – 11.5 months.
INSTALLMENT PAYMENTS – 12 equal rent installments, with 1st due 1-month in advance of lease move-in date.
EARLY TERMINATIONS – must find replacement to take over your lease, we can assist.
STUDY ABROAD – early release from your lease.
PETS – nonrefundable pet fee of $525 + monthly pet rent of $85+ (depending on type, age, etc).
ROOMMATE MATCHING – we hand select groups and have a roommate matching guarantee.
SECURITY – need just 1 of the below:
- “Friends or Family” Personal Guarantor (with credit card security; qualified via credit/criminal checks).
- Rent Assurance Fee – 5% of total lease installments (paid to The Coda @ lease signing).
- 3-months of prepaid rent (paid at or around lease signing).
- “The Guarantors” rent insurance program (paid to insurance company @ lease signing).
LAUNDRY – full size washer / dryer in every apartment.
FULLY FURNISHED – fully furnished living, dining and bedrooms (with Queen or Full XL beds (studios only)).
WALK-IN CLOSETS – all units.
PARKING – 1st come, 1st serve.
